Luxury Condo Developments in San Francisco

San Francisco's Rincon Hill / Transbay neighborhood has been undergoing a huge change in the last few years. Many luxurious condo developments have sprung up to fill the need for luxurious downtown living. By 2020 this formerly run-down neighborhood will be completely transformed. One Rincon Hill

The complex comprises of two residential towers, the taller of which will have 60 floors, as well as a mid-rise  building and several townhomes. The first tower is almost completely sold out, and occupancy of the first residences is expected to start in January 2008. Sale of the residences in the second tower will commence shortly after that. Prices will range from the low $700's to several Millions for the Penthouses. Most residences will have parking.

The Infinity

    

The development of two residential towers of 38 and 42 floors respectively, as well as two mid-rises of 8 and 9 floors is located only one block from the water's edge. Higher floors will have stunning views of the Bay, Golden Gate Bridge, the Bay Bridge, the East Bay and the Marin Headlands. Only a few residences are still available in Tower 1 and the two mid-rises, with occupancy starting in February 2008. The residences in Tower 2 will go on sale in the Spring of 2008. Prices will range from the low $700's to up to $8m for the Penthouses. All residences are offered with a parking space.

The Millennium

Located next to the Transbay Terminal which is undergoing a multi-million dollar facelift, the Millennium Tower will reach 60 stories into the sky. Sale of its residences started in November 2007. Occupancy is expected to start by mid 2009. Prices range from the low $800's for 1-bedroom residences and will go up to $12m for Penthouses. None of the 1-bedroom residences will come with parking. Only larger residences will have either an assigned parking space in the underground garage or valet parking.

The Hayes

Scheduled for occupancy in February 2008, the Hayes located in the trendy Hayes Valley will feature 111 condominiums ranging from Studios to two-bedroom Homes priced from the low $400's to slightly above $1m. Virtually all residences come with parking which is leased at $100 per month. Amenities include a fitness center and a shared roof deck. Some of the comes come with balconies.

The Arterra

The Arterra is billed to be the first Green building in San Francisco when residents start moving in around June 2008. Ideally located in Mission Bay close to the new UCSF campus and research center, this development will be highly sought after by faculty and staff of UCSF. Studios are priced in the mid $400's, 1-bedroom condos range from $540,000 to $800,000 while two and three bedroom homes range from the low $700's to $1,350,000. Deeded parking is included with almost all residences. There will be a fitness center, a common roof deck, and a party lounge. Many of the homes come with balconies, and some have nice views.

A word about Parking

San Francisco city planners have restricted the number of parking spaces a developer may offer in a new development (after 2010). According to city sources, only 1 parking space per 3 residences will be authorized for developments after 2010, thus severely restricting availability of parking spaces in new developments. This will make any residence which has an assigned parking space even more valuable.
